Terrible at communicating, made decisions without consulting me, overall poor experience.

I met Joshua Van Elk during my first home purchase with VU, he was not my realtor at that time but was working with the same realtor and he showed me my old house due to my realtor being on vacation. When VU recommended him this time, I didn't think too much of it. However, I had a horrible experience with Joshua. Joshua would show up to showing with gym clothing and often with his wife tagged along. My fiance was confused by Joshua's wife and thought she was the buyer since she was asking all kinds of questions about my old house. Also, Joshua would just be standing around without introducing any feature of the house to the potential buyers. Most outrageously, the realtor of the final buyer of my house called and said my fiance was the one who sold them the house. On the topic of the new house, there was a severe lack of communication and misleading from Joshua. I can't get any response from Joshua, if I text him in the morning, will not get a response until noon. If I text the afternoon, I will not get a response until the next day. To a point, I was so fractured I had to reach out to the seller's realtor for answers. Worse yet, during the request for repair phase, Joshua gave me a quote for roofing replacement and told me it was for Section 2 repairs requested by the lender. I had to go back to the pest inspection several times to make sure why I needed one. In the end, it turns out it was unneeded and Brain already emailed out a clear repair list that the underwriting team requested, which caused us delay in requesting the repairs from the seller. When the repair request finally went through, I was again confused by Joshua and his team. His team told me the repair would start on a Friday and probably finish on a Monday, then the new inspection could be sent out on Tuesday. I started to worry because we had an agreement with the buyer of our house to stay a few extra days after closing so we have time to move. The closing for the new house is being delayed due to the aforementioned repair issues, so we have to send out an extension to stay in our old house. I made my judgment based on Joshua's team and asked Joshua to extend for a few extra days to match the new repair schedule to closing. Then, Monday came, and I noticed the repair was nowhere near completed since I passed by the new house every day to work. I called Joshua and asked what was going on but no answer due to his weird schedule then called the realtor of the seller, no answer either. The next day, Joshua finally reached out and said there was confusion in the repair schedule that I got from his team, the repair is not going to be done until Wednesday. At this point, the closing is being delayed again. I asked if we could get an early occupancy, but Joshua told me it was really bad in the real estate world for an early occupancy and the seller would not grant it, then kept pushing us to push the buyer of our old house back even more. Then the Chico fire happened, and Joshua still would not help us to give an early occupancy. In the end, these terrible interactions between me and Joshua led to the two delays in closing on my new home. The whole time, I was worried about the delays and could be homeless at any moment but could not get any help.

Betsy was able to get us in the home we had only dreamt of. There was so much stress with the sellers that we almost gave up. However, Betsy was able to keep us going and negotiate with the sellers to work in our favor. I would highly recommend her to any family/individual looking to buy/sell a home. She did an amazing job selling our home and getting us into our forever home!

What can’t I say about Michelle Hudson myself and my wife absolutely love her. She’s always on point and always took our phone calls no matter the time or day and we were even able to call her while she was on vacation. We absolutely love her. She’s great!
