It was a real pleasure working with Katie Colden. She is a true professional. I had some unfortunate issues with an Inspection company that she recommended not going on top of my roof to inspect my roof, up close and personal. This led to thousands of dollars of unforeseen expenses. The inspection company also missed mold in the Laundry Room that was visible to the naked eye on the top side of the shoe molding behind the Washer. The inspection company also missed water damage discoloration in the drywall in my Master Bath that would have clued them into a rood issue. I spent a lot of money fixing the Laundry Room and am about to spend a lot of money fixing the roof. I'm very unhappy about that. I paid for an inspection company to protect me from this.Overall Katie has been great. I'm just very disappointed with the inspection. I would have paid double for someone to come out and inspect everything. If the inspection company had said we don't inspect high pitched roofs, but we partner with someone that does I would have worked with their partner and had a very comprehensive and accurate roof inspection that would have protected me. Instead, the inspection company inspected my roof with binoculars, from the street, if you can believe it, and then quoted state standards for inspectors instead of owning their failure to protect me.I really wanted to give Katie a 10. I really like Katie. The only thing holding me back was the comment she made to correct what I said about how I didn't feel the property was well maintained. She strongly disagreed. I have since found a lot of things not well maintained. Things that are kind of bandaided. I guess, I should have budgeted for another $10,000 in repairs as part of my buying process. I just didn't expect all these repairs I'm having to make. I still have contractors coming almost every other week to fix things and I'm working every waking hour I'm not at work on fixing things. I have a busted post (or who knows, rotted or insect eaten - no idea. I have to get into the under part of the deck to see) on the back deck, rotten wood around my sliding glass door, a broken gate, a garage door opener with a bad circuit board (Can't receive commands from a remote), several porcelain light bases I have had to replace in the garage, about a dozen doors that need to be adjusted or shaved, a light with an electrical wire hanging out of it, a mickey moused dimmer that was completely broken in half on the back side of it (A fire hazard), a bi-fold door that needed new hardware, shelves pulling away from the wall in the Master Closet, What looks like original carpet on the second floor and sub par carpet in the second floor bonus room, No Water Softener (previous owner threw it out because it didn't work), Kitchen Refrigerator was missing 3 bins for the door, and a drawer, and the freezer door was missing a bar on one of its in door shelves, a lot of fungus on a tree and many bushes, a dozen torn or missing screens. The list goes on and on. Some of these things are trivial or common maintenance items, but my comment about the home not being well maintained was based on my observations which have been verified and seconded by others as I move thought the home and continue to settle in.Its a beautiful home and its clear it was built well by the original builder, but its also clear, as issues presented themselves over the years, that the minimum has been done. I am convinced I will need to spend several thousand a year every year for at least 10 years to whip it in to shape. I already have a substantial list. All appliances are beyond their life cycle. At least I knew that going in.All things considered I would still trust Katie to do my next deal and would enthusiastically recommend her. Just trust your own gut and for god sake get a specialist to look at the roof on top of the comprehensive inspection!!!!
