We were paired with Matt Stover by VU for our real estate agent, but we ended up dropping him.Problems w Matt:
- Said that we needed to expect paying the closing costs ourselves
- Said we needed to expect paying a minimum of $30k over asking and provide gap coverage
- Was impatient and took a rude/indignant tone when we asked him to explain, saying that it was just the market we're inWe had a similar problem with another real estate agent that we dropped before dropping Matt. Based on my understanding of the situation, a lot of realtors (including Matt) are using the current market in CO as an excuse to make claims like that which push unnecessary costs onto buyers. They do this to make their own jobs easier and are not actually looking out for the buyers' best interests. They don't care if they lose a prospective buyer (e.g., Matt said "I think that's for the best" when we told him we were going with another agent after questioning his statements about buyers taking on extra costs) because they know there are enough suckers out there that they can take advantage of. It's sick. If my partner wasn't a licensed real estate agent in another state and a previous home buyer multiple times over, I probably would have fell for Matt's bs and been taken advantage of by him as well.To be clear, Matt's statements about us needing to take on those extra costs were NOT accurate. The agent we ended up going with, Tom Johnson, said that (even in this market) he's never had the buyer cover closing costs, never had a buyer pay more than $30k over asking, and placed all of his clients in homes in 10 bids or less (generally a lot less). On the home we ended up buying, we only went $10k over on a house where the Zwillow estimate was $20-$30k over what the seller was asking. We also did not cover closing costs.The sad thing is that I'm betting Matt is average with respect to realtors in this market and it's just that there are so many bad ones who aren't looking out for the buyers' best interests that it's just the current norm.

While Patricia was nice…we never met! She had an assistant show me around since her offices were located far away. I do believe a local agent and one closer to my age range would have made communication/rapport better. Perhaps having a choice between 2 potential agents would help! Overall, her teams counsel helped me find a way to get a home when it seemed very unlikely!
The Right Agent Makes All the Difference
