The first agent was not willing to look outside of a very limited purchase area. The second assigned agent worked outside the purchase area, but seemed to be half on my side and half on the seller’s side. Toward the end of the deal, I began to doubt that I could even trust her to make decisions that were in my best interest if I didn’t state exactly what needed to happen and make sure it was done. She was difficult to get in touch with in the afternoons - though she would reliably respond the next morning before I was awake. It’s great if you can make that work for you, where it works for your clients as well, but I’m not impressed. My last real estate agent was a friend who had maybe one sale before mine, and he did a far better job than Laurie. She sent me problems only, but no solutions. She wouldn’t even give me options. I’m afraid 3 might be generous.With the realtor performance in mind, the service provided by Veterans United was even better. Where Laurie dropped the ball - or wasn’t available - I could always depend on Alex and/or Cassandra to be there and have my back, every time. Thank you, Alex and Cassandra!

We viewed the property December 30th; we also put in our initial offer on December 30th. When we viewed the property, we knew the partial id number showed an almost 7-acre lot and that we would be receiving an acre. We specifically asked where the property lines would be, and we were told we would own the fence line. We also asked if they had rights to the driveway and Olivia point-blank said “No”. We were also led to believe that we were getting a barn (we didn’t). All the online listings had the other buildings which include the barn listed as part of the property. We essentially put an offer, on a home under an illusion. She also told us that the other realtor was expecting to have multiple offers. We asked for an inspection but after some phone calls and a text message she assured us that the VA would handle a full inspection. (I have this in text). January 1st we were told, we were in a multiple offer situation; So, on the 2nd after some very confusing text messages and a phone call, our offer changed to 265 and them only paying 7000 in closing. January 4th is when they accepted the offer and wanted us to put in a first right of refusal into the contract. Which we did under her guidance thinking it would benefit us. We had a very difficult time getting any factual information out of her the entire time we were waiting to close. We communicated mostly with her through phone calls; which was honestly a mistake. Her text messages were hard to understand. We repeatedly asked her about the survey of land and where the lines were going to be drawn. She knew this was important to us. We settled on this house because there was nothing else on the market at the time and the layout of land was the biggest drawl to the property. We also repeatedly asked to be in contact with the owners considering how we were going to share a joining property. We asked for both of these things for months straight. We were constantly reassured and promised that the owners would walk the property line with us before closing and that they would be getting in contact with us. The only times she would reach out to us for updates is after Veterans United reached out to her on our behalf. The day before closing is when we finally got to see the property lines and found out we were not getting the barn and that the land didn’t go to the fence line. We also found out that they apparently, put in a brand-new septic system. At least that’s what we were told. I am still unsure as why this information was not disclosed to us. She also brought her husband with her to property. When we voice our concerns, she acts as if we were overreacting and told us that she could put the house on the market tomorrow and get 50 grand over what we were paying. I left the property in tears, we felt deceived and betrayed. But at this point what were we going to do? We waited on this property for months and the house that we were temporarily renting was under contract to be sold. We had nowhere to live. We came to peace with it and decided to move forward anyways, for the sake of our children; who have already been through so much. At some point, she knew what we had initially put an offer on was not what we were getting; and we feel she purposely withheld information from us in order to keep us from pulling out.
The day of closing the title office contacted us directly to inform us that the other realtor lawyer had called and told them that there should be a 200ft easement onto the property and that all parties were made aware of this. We 100% hundred percent did not know. Had we, we would’ve never put an offer on the home. But she said it was in the MLS (the MLS we never received) and that she simply left it out of the contract; and that it was not caught till the day of closing by the other realtor. Had the lawyer not contacted us directly I truly believe she would’ve tried to slide it in without us knowing.We honestly wish we had fired her but because we’re not from Virginia and we are not familiar with real estate laws, we didn’t know if we legally could after being in contract.

Mr. Charles Fossett from ERA Wilder Realty Sumter SC was our Real Estate Agent. The following is provided for our overall experience with this real estate agent1. He is not professional
2. He is dishonest to me and my wife
3. When we asked him some questions about the house he said, "I don't know", and would not say that he would find out. He said on several occasions, "I can't ask the seller." Well, the seller had an agent that he could have asked!
4. He was supposed to be my agent and to protect my wife and I, but NO, he seemed to want to protect the seller of this house.
5. I wanted the septic tank empty. He said NO that it wasn't necessary. He hadn't had his emptied in 12 years. That's nonsense. Totally wrong answer. I don't believe he even asked the seller's agent.
6. I wanted the seller to clean the house prior to closing because it was dirty, dirty, and dirty. He said no, I had to pay for it.
7. I had open heart surgery last year and I am scared to death I will get COVID-19. I have taken my shots and the booster, but I wanted a company to come to the house to sanitize it from Covid-19. I have no idea who has been in this house. He said NO, not necessary.
8. There were some things he did not disclose to us prior to closing.There was several times I tried to talk to Charlie about things, but when I disagreed with him he gets very defensive and wants to argue. Jospeh and Lourdes you guys are the best . Joseph what I can I say this guy is a rock star , addressed all my concerns , quickly responded and had a very vast knowledge of the property style and area my family was looking for …Lourdes found all my wants in the first house I looked at .. it was amazing this team is outstanding. Mr. Gustavo always made himself available each time I request to view property. Even when at times I would get discouraged about the loan process, Gustavo would provide words of encouragement to me. In addition to his generosity, Gustavo would make time to have coffee with me. His professionalism represents humanity to me, and to everyone on his team. Mr. Gustavo represents brand loyalty and I would like to continue to work with him in the future

Brad where do I start you are absolutely the greatest gift I could have been given. You literally stayed with me from the start to finish never making me feel like u didn't matter even though i still did not have my pre-approval. Once I got it you had me house hunting in minutes abd we found my perfect forever home.

I honestly don't think we could've been paired with better agents than Bobbie Almond and Jackie Vaughn. They were outstanding and made choosing are home super easy. With their combined knowledge of the local area we were able to find the perfect first home.

My Realtor, Earl Knighted was on top things and had the answer to all of my questions when I needed them. He explain things well. If he did not have the answer he would work real hard to find it. He is an excellent Realtor.
